This calculator is designed to give you a reliable ballpark for quoting purposes — typically within 15–20% of the actual final cost. The main variables it can't account for are your specific supplier pricing, any hidden damage discovered during installation, and local permit fees. For a binding quote, always do an in-person inspection.

Two reasons. First, pitch changes the actual surface area — a 6/12 roof has about 12% more material to cover than a flat-plan calculation would suggest. Second, steep roofs take longer to install because crews work more slowly and need extra safety equipment like harnesses and toe boards. On a 12/12 pitch, labor alone can be 55% more per square than a flat roof.

In most states, local codes require removing an existing roof before installing a new one if there are already two layers present. Even where it's not required, tear-off is usually recommended — installing over an old roof can hide damage and void warranties. Budget $1.25–$2.00 per square foot for tear-off and disposal.

A roofing square is the industry-standard unit of measurement for a roof: 100 square feet (a 10x10 area). Materials and labor are usually priced per square. So a 2,000 sqft roof is 20 squares. When suppliers quote you "$120 per square," that means $120 per 100 sqft — which works out to $1.20 per sqft.
